T-SALES… Exciting times ahead!
It’s the process that create the excitement in T-SALES Revolving Tender®.
Because T-SALES allows flexibility, the process will be determined by the response from buyers. While many properties receive multiple tenders, in many cases only one offer is received and is so good that you might be inclined to accept that offer ‘on the spot’.
Once a tender document is taken by a prospective buyer, it is practice to allow the prospect to submit their tender by the due time. However, if there are no tender documents in circulation during a cycle then we may use our discretion to write an offer on a private treaty basis and present that to you for your consideration—such is the flexibility of T-SALES

Why don’t all agents use T-SALES?
T-SALES is limited to selected real estate agents. T-SALES Revolving Tender® agents are chosen by the creator of the system and are audited frequently to ensure each user is working towards the highest price at all times.
Does T-SALES cost more?
T-SALES is a sophisticated marketing system with a proven history of achieving some outstanding sales results. T-SALES Revolving Tender® takes considerably more input from the agent, compared with average agents, and, therefore, does cost a little more than regular listing methods, but the net price is generally much higher and better for sellers.
For example, a block of land was listed on T-SALES Revolving Tender®. The seller wanted $410,000 and was happy to list the property at that price, but decided to use T-SALES Revolving Tender® even though the fee was higher than other agents were quoting. A tender of $420,000 was received but the agent recommended that the seller wait! The agent sold the block for $435,000. The seller was very satisfied with the result and walked away with a much better net price...which is always our aim
Some agents say T-SALES doesn’t work; why?
T-SALES is limited to selected real estate agents and cannot be used by competitor agents. While most agents are ethical and professional, some will attempt to discredit T-SALES without any foundation at all. We challenge any agent to prove that T-SALES does not work!
Is T-SALES better than auction?
T-SALES and auctions are both great ways to sell property. T-SALES Revolving Tender® extracts the benefits of auction without the stress and expense. By the way, if a property is passed-in at auction, the highest bid is exposed to potential buyers, which might limit their thinking on price expectation. T-SALES is completely confidential, so even a low ‘bid’ is not exposed; in other words, low tenders cannot limit price potential.
If my property is listed on Private Treaty, can I change to T-SALES?
Yes, if your agent is a licensed T-SALES agent, you can switch to T-SALES. If your agent is not a licensed T-SALES agent then you will need to wait until your current agency agreement or listing expires.
Do you do an appraisal if I choose T-SALES?
Current laws in W.A. require agents to give you an proper market opinion using available sales data in your area. Yes, your T-SALES agent will appraise your property, however, often sellers choose not to disclose their own expectaion to the agent and let the market ‘show its hand’. In one case where the agent didn’t discuss price with the seller, the property sold for $55,000 more than the seller was hoping for! The agent worked very hard for the seller and achieved the result.
Buyers would resist T-SALES wouldn’t they?
Some buyers will resist making an offer unless they know the price. Of course, often buyers only want to know the price so they can ‘knock the sellers down’! T-SALES is for the seller’s benefit, not the buyer’s. Your T-SALES agent will match buyers to our listings based on what they are looking for – then we start negotiating for you. If no suitable tenders emerge, if you switch to private treaty, those buyers can then make an offer if they have not already. T-SALES agents are trained to encourage all buyers to make an offer even without a disclosed listing price.
