How to buy a T-SALES listing...

It's simply fairer
It's easy to buy a property listed with T-SALES Revolving Tender®. There are a few simple conditions and steps to follow, otherwise it is very similar to buying using regular listing methods. What makes T-SALES Revolving Tender® better for buyers is that it is fairer. Experienced real estate agents often hear a prospective buyer, when they missed out on a property, say, "I would have paid more for that home if I had the chance, but it was sold before I saw it."

You might have said that yourself or have heard friends or work colleagues say it. This can happen because the seller or the agent—or both—have under-priced the property. Under-pricing is good for only the successful buyer and the agent, but not good for the seller, nor the buyers who would have gladly paid more if they had been given the opportunity.

When we created T-SALES Revolving Tender® we were in the grip of a real estate slump. There was a great deal of stock on the market, and buyers weren’t so anxious to buy. When we launched the T-SALES Revolving Tender® system, we discovered that buyers who were not so anxious to buy, suddenly were, because there was now an opportunity to potentially buy at a bargain price, and made offers, or submitted tenders based on their own price, not some crazy list price that meant nothing.

Of course, list prices often mean nothing, and frequently confusing. ‘From’ pricing and ‘price-ranges’ can be difficult to understand, especially if the seller will only take the lower price for a cash offer. ‘From’ pricing is equally as frustrating. Buyers are tempted to go in at the low end only to miss out to someone who went higher. Sound familiar?

Our agents find that most buyers have a good understanding of the market and are usually quite capable of ‘appraising’ properties themselves just by comparing other properties and researching the sales data from the major property portals. When an agent lists a property on T-SALES Revolving Tender® they will ask potential buyers and other visitors to give an opinion of their perceived value and it is normal to find a price around which most prospective buyers land. What is more interesting is that this can be higher or lower than the seller’s and the agent’s expectation, so it is helpful feedback for them to decide a realistic expectation. If the buyer estimate is lower, the seller can decide whether they are willing to meet the market, meaning that buyers get better value. On the other hand, if the estimate is higher, buyers are able to make an offer at a fair price, having the opportunity that under-pricing would otherwise have robbed them.
