All agents are the same...
What makes real estate agents different? Not much – if anything.

Sure, there are some good agents in most markets, and there is always one who stands out, whether through market dominance, or, perhaps, their marketing style. In the main, however, agents are the same.

Franchisors each spruik that their brand is better than all other brands, yet brand A might dominate in one suburb, while brand B leads in another, while in yet another, a boutique agent leaves brands A, B, C and D in its wake.

Franchising on its own is not sufficient to give an agent market dominance. Franchises generally offer different business tools from each other, some offer good management systems and others superior training, but this does not necessarily translate to more listings and sales.

Some agents spend unnecessary money designing a fancy sign that is better than their competitor, which perhaps is a good thing, but all that does is make the agency easier to identify, but, is not a true point of difference.

Real estate business practises have changed from a fixed commission model where then agent pays the advertising, to a market where commission or fees are negotiable and vary significantly, and advertising is paid by the vendor or seller. Agents, because they mostly don’t have something different to offer sellers, are trapped into discounting fees and covering advertising costs and thereby becoming unprofitable. Reduced profits eventually destroy the business and the level of service to its clients inevitably drops.

Remember John Ruskin’s quote about value and respect your clients. Discounting to give someone in need of help a leg up is noble; to discount just to get business is not good for you, nor your client.

All agents are the same, we should agree. Take a look: they all use the same websites, the same tired marketing strategies and the same negotiating methods, more or less. Of course, there are a few exceptional agents, but then there's the rest!

It is essential to create and develop a point of difference. Let your point of difference grow your business while giving your clients and customers a genuinely better experience.
