...Because Bedfordale...

Bedfordale continues to enjoy the benefit of being one of Perth’s best kept secrets. The suburb is located in the hills, southeast of the city, and is the home of the Wungong Brook Dam. This Dam, along with nearby Churchman Brook Dam and Canning Dam are spectacular, historic landmarks where you can enjoy picnics or take a walk through many bush trails. The suburb was once the home of one of the most prestigious racing stables.

This home is located in the Churchman Brook Estate, about 40km form the Perth CBD, and is the ideal setting for buyers who want to get away from the maddening crowd and busy city chaos. If you are sick of the sounds of sirens and noisy traffic, then this is the place to live. Imagine your day of rest being a quiet one, a peaceful day, a relaxed day, then make it happen.

Something else to know about this suburb, is that it enjoys the space of large lots. If, like other sensible people, you wonder what is happening in Perth as it gets chopped up into ridiculous small lots, you will be pleased and relieved to know that there are spacious lots out here in the southern hills. This home sits on a 3302 square metre lot, which is gently sloping and boasting a park-like garden with open spaces dotted with trees and attractive, low-maintenance native gardens.

Does it have facilities?

Churchman Brook Estate, while being a bushland setting, enjoys the benefits of Scheme water, electricity and NBN, typical of all modern estates. There are schools at nearby Mount Nasura and Roleystone, and private colleges are located in nearby Armadale, Martin and Kelmscott.

Want to know about the home?

The home is a much-loved one and you will be impressed by the presentation, which is excellent throughout. The formal entrance is from a veranda that runs across the front of the home. The entrance hall is spacious and the perfect place for some of your favourite furniture. The main bedroom is off the entrance hall, tucked away from the living area. It is a lovely room and is complemented by a spacious, well-appointed en-suite.

There are three more bedrooms, each able to take a double queen-sized bed – and that’s without a squeeze! As expected in quality home, there are built-in robes in all bedrooms. These bedrooms are serviced by a beautifully appointed bathroom with twin basins, and separate bath and shower…a truly practical family home.

There is also an office, which, being located away from the buzz of the living areas, would make a lovely, quiet library, or study.

The kitchen is the hub of any family home, and the kitchen in this home takes this concept to a new level. The long, broad, stone benchtops make cooking, baking and entertaining on a large scale a breeze. The design incorporates an extensive breakfast bar, so the family can sit with the chef and keep the conversation going. Kitchens are often described as ‘a dream kitchen’, but this one truly is a dream kitchen.

If you have a big family, or love entertaining on a large scale, the living spaces here are going to impress you. I’ll digress a moment to talk about the theatre room. While it is part of the living space, it can be closed-off from the main living area to create a private place to enjoy your favourite movies, or to relax in your own man cave*. (*Not intended to be taken as sexist unless it makes you feel better to assume such!) The rest of the living area can be used as one large space, or, just as the current owner does, use it as three functional spaces such as a dining room, lounge room and family room. The design takes into account the Aussie outdoor living theme with the alfresco area being an extension to the living areas to make entertaining even more simple.

Solar panels provide free electricity to reduce your power bills, and the solar hot water system was recently replaced to ensure years of service. NBN is connected and, even though it’s it the hills, mains water is connected too. Ducted reverse cycle air-conditioning will keep you comfortable all year round. There is a slow-combustion fire too, so, if you like a more romantic atmosphere, or a softer heat, chop some wood and enjoy the experience.

When you move to the hills, a big shed is a must. The shed here is a beauty and would suit your classic cars or motorbikes; it is the perfect workshop for the tinkerer, too.

I know you are over the noise and hustle and bustle of city living, so make the change and move to the hills at Bedfordale, where your new home awaits….
